What would you tell this landlord?

There's a five day grace period and the tenant always pays on the last day of the grace period - which seems to be annoying the landlord .

Is there a need for solution?
If so, what would it be?

I think a lot of landlords do it but its not really required

 if you miss rent by one day they can file for eviction immediately in many cases

certain regions of the country are notorious for that especially. have the gorls out on a someone's street within a week from the due date tops.

i think landlords in the north may be more inclined to work things out because they know it's a hassle to get someone out of an apartment
especially in NYC, the courts are generally more tenant-leaning. especially if the tenant has kids.

in other regions the courts are MUCH more landlord-leaning.
