love kwee but this suit will def be an uphill battle IMO
its gonna be hard cuz you agreed to take the space as it was.
u can take it upon urself to "upgrade" the property and make it beautiful for ur business, but handing the landlord the bill for it, and saying the costs of upgrades will be a tea that's in lieu of your rent payment is another story
especially if everything was mostly cosmetic and there was no serious plumbing/electric issues you didn't know about until moving in. even that's hard to fight with sometimes (as it almost always never works out for a tenant who withholds rent until something's "fixed") but it'd be better than arguing you're owed for making the space prevvy.
