The smart move would've been securing the landlord's money before investing any of hers for a space she doesn't OWN.

She invested $80K in TIA for an 10yr lease and the rest was into the business itself. I would say the only loss may be the $80K but they'll rule in her favor once it gets to court.

It being "for her business" doesn't make it smart to DROWN nearly half a mill into a space she doesn't own... especially without the $80K secured upfront.
