Depends on how long they've been together. They could break up after a year. That's a big investment to put in something that might not last. But after 2 or 3 years he shouldn't charge her because by then you should kinda know.

Her being there is ultimately adding to his expenses and in my opinion that house isn't big enough for a couple. Now he's gotta accommodate all her shit. So yeah she should pay

I would never ask a woman for rent. Being financial stable I think it's the man's responsibility to provide shelter.  She can pay the utilities,groceries and other misc bills but not rent/mortgage.
